Work starts on regeneration of Stratford estate

Carpenters Estate rebuild will take twelve years and deliver more than 2,300 new and refurbished homes, reports Nick Clark, Local Democracy Reporter

Moves to take possession of a property on a Stratford estate were signed off this week as regeneration work gets going.

Newham Council will take possession of 6 Rowse Close in March 2026 to enable the regeneration of Carpenters Estate to go ahead.

Council officers authorised the takeover of the leaseholder-owned commercial property yesterday (Thursday 4th).

Their decision report said this was to “enable the next phase of redevelopment” of the estate, which will involve Rowse Close’s demolition. The report also mentioned that the leaseholder had found another property elsewhere, meaning compulsory purchase wasn’t necessary.

The decision came after regeneration kicked off elsewhere on the estate with the start of refurbishment work on James Riley Point.

Regeneration plans will see many of the homes on the estate in Stratford demolished and replaced with new ones,  and tower blocks refurbished.

The council says the work will take twelve years and deliver more than 2,300 new and refurbished homes. It says half of these will be “genuinely affordable”.

The first phase of the regeneration began on Monday (1st) with the start of work to retrofit James Riley Point, a tower block on Carpenters Road.

The redevelopment of Rowse Close is set to take place in phase two, but the council says it needs posession of all the properties there by 2026 to allow for demolition.

The council says all existing tenants, homeowners and those with a right to return will be able to remain on the estate.

A previous version of this article incorrectly stated the property was a home, and that the address was “6 Rowe Close”. This has now been amended.
